Here are some
standard questions that may help you better understand our service. However, if

Q.
Must I use TenantVERIFY® to check out my new Tenants? A.
Yes. They offer a very good, and cost-effective, service.
Q. What
does the Tenant Guarantee cover? A. The Tenant Guarantee guarantees
that, if the tenant fails to pay rent, or damages your property (or breaches
any terms of the AST) you can claim against your Guarantee, up to a maximum
value equivalent to 3-months rent or £2,500, whichever is the lesser. It
also covers you for Legal expenses incurred in getting a rogue tenant out of
your property (see Terms & Conditions).
Q. Won't the
fact the he/she isn't paying a Deposit make my Tenant feel that they can act in
a cavalier way in my property, perhaps not taking the same care that they might
if their deposit was at risk? A. This is
obviously a valid concern but first and foremost, we will send you (along with
your Tenant Guarantee) a Deed of Indemnity
that we require the Tenant(s) to sign at the same time they sign the AST with
you. This Deed says that, if we are obliged to pay out against your insurance
guarantee, then we have the right to seek repayment from the Tenant(s).
Therefore, the fact that they don't pay a deposit doesn't mean that they aren't
going to be held liable. Also, the process of vetting should ensure that any
unreliable persons are weeded out before they ever get into your
property.
Q. What
happens at the end of the initial Tenancy, if I still wish to be covered by the
Guarantee? A. Simple re-vet them through TenantVERIFY®
(in order to check that their credit status etc. hasn't deteriorated) and,
providing all is well, you can set up a new Tenant Guarantee at a discounted
price. We will shortly be including this facility on the website.
Q. How
confident can I be that you will honour your guarantee? A. The
Tenant Guarantee is
underwritten by Red Sands Insurance Company (Europe) Limited, who are duly
authorised and regulated by the FSA to issue insurance policies. Click

Q. Who
pays for the Tenant Guarantee? A. Most Landlords pass the cost of
the Tenant Guarantee onto their
Tenant(s), who benefit substantially by not having to finance a
Deposit.
Q. Does
having a Tenant Guarantee mean that I can avoid the government's Deposit
Protection Scheme? A. The government's DPS scheme only covers
refundable deposits you take from Tenants. So, if having a Tenant Guarantee in place means
that you choose not to take a deposit, then there is no need to become involved
with the DPS.
Q. How
long does the Tenant Guarantee last? A. You can choose either a
6-month or a 12-month Guarantee and each covers you for that period, although
we allow you 2-weeks after setting up the Guarantee in which to install your
new Tenant(s) into the property.
Q. What
about Foreign Tenants and people on Housing Benefit? A. Obviously,
not everyone can be approved through a standard vetting process. Nevertheless,
if you have a Tenant whose credit status is not sufficient, but they have
someone who is willing to stand as Guarantor for them, then we will credit
check that person FREE OF CHARGE (normally within 12-hours). Provided we can
approve them we will e-mail you confirming this and you can set up your
Tenant Guarantee as normal. In
such cases, please download the Third Party Guarantor form from this website
and, once completed, please mail it to us, or fax it to us on 08450-945648, or
scan and e-mail it to us at info@tenantguarantee.com.
Q. How
quickly will Claims get resolved? A. Our agreement as to how
quickly we will resolve legitimate demands are detailed in clause 3 of Claims
Procedures of the Tenant Guarantee (see "Terms and
Conditions"). We aim to resolve such matters within 21-days.
Q. What
do I do about removing a problem Tenant? A. We strongly suggest
that, once a problem Tenant becomes known to you, you commence proceedings to
remove them but, in our experience, Tenants who have been thoroughly vetted
prior to their tenancy are generally reliable. In the case the Tenant is a
problem then we will, undoubtedly be handling a Claim for you, in which case we
will discuss legal action, for which your Tenant Guarantee covers you.
